The Soft Landing Centre at Liverpool’s Science Park now boasts of two new tenants. Two technological companies from Lithuania and Canada have taken up Liverpool office space as provided by the Elite scheme and will move in soon for the three month trial period.

This scheme not only provides three months of free trial run for state-of-the-art office space, but temporary tenants can also use all the hi-tech facilities under the ‘Grade A’ specification. Further, they are offered free phone calls to any place in the USA as per an agreement with Epitomi IT & Telecom.

There is a total space of six private offices and two meeting rooms in the Centre. The Science Park is located in the Knowledge Quarter of Liverpool near the RC Metropolitan Chapel. This location provides it easy access to universities, students and clients as it is a commercial hub.

If a company does not wish to shift to permanent leasing at commercial rates after the trial run is over, it is free to leave the Centre part of an ‘easy in easy out’ option provided to all tenants. The Centre also has something to offer to companies who want a second level entry. It offers them a rent a desk option in a common area for one year for a minimal rate.

There are plans underway to construct science parks in Copenhagen and Barcelona, similar to the one in Liverpool.

Office Leasebacks on the Rise Following Economic Revival

As the effects of the recession begin to wear off giving rise to hopeful markets once more, the climate has turned favourable for leaseback sales. A number of such deals are being handled by property agents CBRE.

Leaseback sales are becoming very popular across Europe, if the increase in such dealings is any indicator. From 6% of the total property dealings in 2004, these deals now account for nearly 17% of real estate market business now, even when figures are collated for just the first two quarters of 2009. These figures have been presented in a new report by CBRE. According to them, there is potential for another £2 trillion pounds of business with properties owned by businesses across the EU.

Leasebacks are a relatively new entrant in the markets, with one of the first such deals being consummated by HSBC when it sold its Canary Wharf headquarters to National Pension Service of Korea. In such a leaseback deal, the owner of a property sells the premises to another and then leases it back for own use. This deal is undertaken to free up the much-needed capital that is invested in the property.

The property agents also remarked that they are currently working on similar deals to the tune of 3b, which is a huge exponential increase when compared with figures of 1.5 just a year ago. Given that there is currently a shortage of prime office spaces, these deals will push up the commercial activity in this sector now. In fact, while rents have fallen drastically otherwise, quality desk space is being tenanted at high rents.

CBRE sources state that companies that undertake such deals will be making a good financial decision, given the current economical climate.


Chancery Place Welcomes New Tenant

Chancery Place, located in the Manchester city centre, consists of 8,000 sq ft of office space spread over 14 storeys. The building has been taken over by law firm Barlow Lyde & Gilbert on lease for an unspecified amount. This is the second property of the firm, and the first offices to rent outside London that the firm has taken up.

Due to its location in the city centre, it provides easy access to the courts. BLG is engaged in dispute resolution and insurance work, and plans to use the new desk space for casualty work including public liability, employers’ liability and motor liability segments of its business dealings.

The new office will be led by Mark Hamsted and Robert Muttock, both of whom are experienced lawyers with plenty of experience in insurance litigation and defending claims of the public sector and insurers. They will be supported in the new office by a team of ten associates and secretaries. The firm also plans to base its professional liability business in the Manchester office, and is likely to announce new hires for the new office space in the coming days.

Announcing the launch of the new office, Robert Muttock said that the expansion of the firm to the new office in Manchester is an exciting opportunity. BLG is already a leader in insurance litigation and the new office will be able to reach its clients better due to the more central location of its Manchester office. Manchester’s growth and reputation as a vibrant city would help BLG grow its business faster.

Office letting prices slump in Edinburgh

Although Edinburgh office space take-up has nearly doubled in just the past quarter, the rents for the top accommodations in Edinburgh are still down and even out to match those found in the smaller towns of Manchester and Glasgow.

A new research report by Cushman & Wakefield found that city centre leases expanded to include 44,000 sq ft of deskspace with the second quarter also including the large letting of Exchange Place to accounting firm Scott Moncrieff. The office space for the accountants was the largest in the Q2 and was about 18,000 sq ft. Additionally, Hymans Robertson took about 13,000sq ft of office space in the same building.

However, Grade A accommodations did not increase Edinburgh with an decrease of about £29 for prime letting space per square foot. The hardest hit area in Britain is Birmingham with rents that decreased by £30.

Head of office agency in Edinburgh, Angela Lowe, said that despite the falling prices, companies are still ready to move even though the economy is down as long as they get high quality flexible offices that will allow expansion.

Knight Frank offered the same sentiments with statements that their reports showed that location, assets, and leases are still the main reasons for lettings or selling. However, the company did state that the current low sales rate from the economy recession is making every company think twice before making any major moves or purchasing more office space.

Market Value of British Land’s Office Space Assets Plummets

British Land, which has leased property to retailers like Tesco and Sainsbury’s, and owns some impressive assets like the Broadgate complex in London, is facing a tough time warding off the impact of recession.

Chris Grigg, who is the chief executive of British Land, revealed recently that the market value of office space assets have continued to be in a downward spiral. He also predicted that there is some time before asset values reach their lowest point.

Since last year, British Land has approximately lost 2/3 of the value of its total asset base. This has translated into a proportional drop in its stock value, which only recently took yet another plunge by about 34p to reach 380p.

British Land’s market value has fallen by a whopping 64% since the economy started getting into problems. The company has lost its property value by about £3.2 billion and it is now in a rescue mode, reducing its debts by £3.24 billion and selling assets worth £2 billion.

Despite, the downturn, British Land claims that 96% of its properties have been leased out for the recent accounting period. Land Securities, British Land’s major rival, has also suffered £4.7billion net loss in assets, which reinforces the fact that the current period is a very difficult one for all empty office land owners in the country.
